Rental
Conditions
Booking the apartment must be done by filling the appropriate form in
its entirety and sending it via mail or fax. Reservation is effective
upon confirmation given through the rental voucher that the owner or

Booking
When booking, the guest must pay an amount equal to 30% of the total
rental price as a deposit. The owner will inform the renter
upon receipt of the booking form. Balance is due at least 15 days
before the initial date of the stay. The guest is required to fax a
photocopy of payment receipt for the remaining balance. If full payment
is not received by the date agreed, the owner reserves the right to
cancel the booking and keep the deposit.
Filling out the form and its confirmation imply knowledge of the rental
conditions and involves accepting these in full, no reservations or
exceptions.
Payment
- Extra charges
Payments must be made in EURO by bank transfer at no cost to the
beneficiary. The bank transfer has to include the renter's name and
reference to property leased. Payments in other currencies will not be
accepted. All additional costs must be paid in cash on site at the time
of departure, to the owner or his representative.
Voucher
- Number of beds
On receipt of the balance, the owner will send the holiday maker the
voucher lease with the route and the address of the rental home. The
owner or his representative may deny access to holiday makers, if the
number of people (adults and children over 2 years) exceeds the maximum
capacity of the accommodation listed, or if pets are introduced without
the owner's prior consent. The owner may request leaving the
accommodation in case complaince with these rules is not followed. In
such instances, claims are not accepted and/or reimbursement of any
kind on the part of holiday makers.
Pets
Pets are accepted upon the holiday maker's express request and the
owner's permission. At reservation time, pets' presence, number and
breed have to be provided. Pets are to be monitored to avoid damages.
Arrival
and departure
Unless otherwise indicated, arrival and departure are: Check-in from
13.00 to 20.00 on arrival date. Check-out from 8.00 am to 10.00 am on
departure date, to return the keys and to allow the owner or his
representative to check the general conditions of the accommodation.
The owner has to be informed at least 2 days in advance of any change /
delay in arrival or departure time.

In the event that the owner cannot accept a late arrival or in case the
holiday maker delays handing the keys back to the owner, the cost of
any overnight stay will be charged. Italian law reqires holiday makers
to submit to the owner a copy documents for all vacationing party
members.
Deposit
- Order and cleanliness
At arrival, the guest must pay a mandatory deposit fee in cash and in
euros, as indicated on the voucher. This amount will be refunded upon
departure after collecting any additional costs or for any damages. The
apartments are delivered clean and tidy. At departure time, the guest
will pay a final cleaning fee in the amount of € 25.00. This amount
does not include cleaning the kitchen, bathroom or removing rubbish
which are, in any case, to be borne by the holidaymakers. Otherwise,
the owner is entitled to deduct from the deposit fee the price of
cleaning, starting at a minimum amount of Euro 35.00.
Rules
of conduct
Vacationers are expected to benefit from the apartment leased while
respecting places and traditions. Otherwise, the owner may remove the
vacationers from the property and may withdraw from the security
deposit the amount needed in compensation of damages in addition to the
cleaning fee. In this case, holidays makers cannot request
reimbursement or compensation of any kind whatsoever.
Maintenance
The owner reserves the right to access the property for garden
maintenance or any other
necessary operations.
Claims
- Liability
The holiday-maker who leaves the premises before departure date without
notice and without authorization will not be entitled to any refund nor
compensation. No claim made in a manner different from that indicated
or in off-time will be accepted. Weather conditions, insects and
animals typical of the place, interruption of electrical or water (if
this depends on contingencies or entities operating) do not constitute
a valid complaint. The style of housing reflects local traditions and
taste of the owner. Disadvantages resulting from this cannot be
accepted as a valid claim.
The holidaymaker is liable for damage sustained in the accommodation as
a result of his negligence and that of humans and animals that
accompany him.
Cancellation
Cancellation by the holidaymaker for any reason must be made in writing
and shall include the following penalties:
30% of the total cost of accomodation f the cancellation is received
prior to 30 days from arrival date;
50% of the total cost of accommodation, if the cancellation is received
between 30 and 10 days from arrival date;
90% of the total cost of accommodation, if the cancellation is received
between the nineth and the last day before arrival date;
100% if the cancellation is on the agreed upon arrival date or if the
guest does not show;
If the owner were able to re-let the accommodation cancelled, the guest
will only pay a penalty equal to 15% of the total.
If payment is not received within these stated periods, reservation
will be canceled.
